    Uniti has also successfully obtained the Gold pre-construction rating from the Rick Hansen Foundation Accessibility Certification™ (RHFAC) program. This program encourages developers to create innovative solutions for achieving universal accessibility within their communities, going beyond the minimums as per the building code.     Choice Properties’ plan to achieve net-zero by 2050 has been validated by the SBTi Science Based Targets initiative (SBTi), making Choice Properties one of the first entities in Canada, and one of just 33 worldwide, to have net-zero targets approved by the SBTi.     Carbon Label

    To enhance accountability to these commitments and share our progress along the way, Daniels and Choice have published a carbon label that further breaks down Whole Life Carbon to quantify the emissions reduction from the innovative features and technologies implemented at Uniti. This label was developed as a means for voluntary disclosure of carbon performance and shows the anticipated carbon footprint for each square meter of floor area.

    Upfront Carbon 

    A Whole Building Lifecycle Assessment was performed to study the key drivers of upfront carbon. Concrete and rebar used in the building's structure were found to be the largest contributors, making up over 80% of the upfront emissions. This information is key to continuously studying how we can use more sustainable materials and improve efficiency in our design and construction practices.

    Operating Carbon 

    Most substantially, this is Daniels' and Choice's project that utilizes Geoexchange technology to supply low-carbon heating and cooling. This is projected to reduce the amount of greenhouse gases we're putting into the atmosphere each year through operations by 55%, as compared to a typical building.

Whole Life Carbon

Whole Life Carbon is a metric that captures the carbon footprint of a building over its full life cycle. Whole Life Carbon combines both the emissions resulting from the initial construction –the “upfront carbon” – and the emissions associated with use over its entire life – the “operating carbon”. Upfront carbon includes sources such as the manufacture and transport of building materials along with construction practices. Operating carbon includes the emissions from everyday living such as heating, hot water production, cooling, lighting, etc.

Science Based Targets initiative

Science Based Targets initiative (SBTi) provides companies with a clearly-defined path to reduce emissions in line with the Paris Agreement goals – to limit the rise in global temperature this century to 1.5 degrees Celsius. https://sciencebasedtargets.org/ 

Whole Building Lifecycle Assessment

Whole Building Lifecycle Assessment is a carbon-accounting exercise which estimates the sum of the emissions from all the materials and construction activities over the lifespan of the building. We have aligned to the Canada Green Building Council’s Zero Carbon Building (ZCB) Design Standard methodology which includes lifecycle stages of components from raw materials to final disposal (cradle to grave), with a standardized 60-year lifespan. The current ZCB methodology includes structure, foundation, and enclosure.

Geoexchange

Geoexchange is a type of HVAC system that utilizes the Earth as a thermal battery to provide low-carbon heating and cooling. In the winter months, the system provides heating by extracting warmth from the ground and distributes it into the building, and in the summer months, provides cooling by expelling heat from the building back into the earth.
